The Site

The total site which is being considered for redevelopment includes the following buildings and areas:

  1. The main hotel building, 7 storeys high from its northern aspect, dominates the site and is a prominent feature within Newquay.
  2. Adjoining the hotel to the east is Berties Nightclub and Bertie O’Flannigan’s which are below the east wing of the hotel. This section of the building is 5 storeys high from its northern aspect.
  3. In front of the main hotel to the west on East Street is Señor Dick’s, a 2-storey building housing a Mexican restaurant, which has now closed.
  4. Also to the west of the main hotel and positioned close the tramway boundary is 39a East Street, a 3-storey residential building.
  5. To the east of the hotel is 1 Cliff Road, a 3-storey residential building which shares a boundary with Dinard Gardens.
  6. In the eastern corner of the site bounded by the Tramway, Cliff Road and Dinard Gardens is The Griffin Inn, a 2 and a half storey pub, hotel and associated parking.

The Hotel Victoria has long been a cherished landmark in Newquay, holding a special place in the town's history and its skyline.

A Grand Opening in 1899

The Hotel Victoria first opened its doors on June 1st, 1899. Designed by the notable Cornish architect John Sansom in the Victorian Gothic style, it quickly established itself as a prominent and elegant fixture overlooking the Newquay coastline. The hotel was particularly renowned for its innovative lift, which provided direct access from every floor to the Great Western Beach below.

Later additions to the site

In its later years, a series of less architecturally pleasing developments were added to the curtilage of the hotel, including Señor Dick’s restaurant and Berties nightclub.

Other additions to the buildings sadly detract from the potential for a truly high-quality development in the heart of the town.

A new beginning

After many years of operation, the Hotel Victoria closed its doors in November 2024. While this marked the end of one era, it paved the way for an exciting new beginning under the ownership of the Nicolas James Group, who are dedicated to restoring and enhancing this site for future generations.
